What is Alexa Traffic Rank?

In my previous post I covered Google PageRank, as we started to feature it in our statistics. Now it's time to get Alexa Traffic Rank explained. That's another metrics we added to the statistics section of all the Edicy Pro accounts.
Alexa is one of the leading internet statistics engines. It keeps a "top billion" chart, where every webpage on the planet has its place. Beginning with Google and Facebook, it goes all the way down to the gazillionth site no one knows about. It's a chart that gives you insight on how your business is doing through calculating the popularity of your site.

What makes Alexa especially useful is the geographic dimension. It registers your ranking not only on a global scale but also for every single country where your site has some trackable popularity. Therefore you can focus on analyzing your authority in the countries that actually matter to you.

Jump directly to the statistics section of your account to study your site's Alexa Traffic Rank. Don't have a site on Edicy yet? Make one here now!

About the Alexa Traffic Rankings

A listing of all sites on the Web, sorted by traffic...

Alexa computes traffic rankings by analyzing the Web usage of millions of Alexa Toolbar users and data obtained from other, diverse traffic data sources. The information is sorted, sifted, anonymized, counted, and computed, until, finally, we get the traffic rankings shown in the Alexa service. The process is relatively complex, but if you have a need to know, please read on.

What is Traffic Rank?

The traffic rank is based on three months of aggregated historical traffic data from millions of Alexa Toolbar users and data obtained from other, diverse traffic data sources, and is a combined measure of page views and users (reach). As a first step, Alexa computes the reach and number of page views for all sites on the Web on a daily basis. The main Alexa traffic rank is based on a value derived from these two quantities averaged over time (so that the rank of a site reflects both the number of users who visit that site as well as the number of pages on the site viewed by those users). The three-month change is determined by comparing the site's current rank with its rank from three months ago. For example, on July 1, the three-month change would show the difference between the rank based on traffic during the first quarter of the year and the rank based on traffic during the second quarter.

What are sites and Web hosts?

Traffic is computed for sites, which are typically defined at the domain level. For example, the Web hosts www.msn.com, carpoint.msn.com and slate.msn.com are all treated as part of the same site, because they all reside on the same domain, msn.com. An exception is blogs or personal home pages, which are treated separately if they can be automatically identified as such from the URLs in question. Also, sites which are found to be serving the same content (mirrors) are generally counted together as the same site.

What is Reach?

Reach measures the number of users. Reach is typically expressed as the percentage of all Internet users who visit a given site. So, for example, if a site like yahoo.com has a reach of 28%, this means that of all global Internet users measured by Alexa, 28% of them visit yahoo.com. Alexa's one-week and three-month average reach are measures of daily reach, averaged over the specified time period. The three-month change is determined by comparing a site's current reach with its values from three months ago.

What are Page Views?

Page views measure the number of pages viewed by site visitors. Multiple page views of the same page made by the same user on the same day are counted only once. The page views per user numbers are the average numbers of unique pages viewed per user per day by the visitors to the site. The three-month change is determined by comparing a site's current page view numbers with those from three months ago.

How Are Traffic Trend Graphs Calculated?

The Trend graph shows you the site's daily traffic rank, charted over time. The daily traffic rank reflects the traffic to the site based on data for a single day. In contrast, the main traffic rank shown in the Alexa Toolbar and elsewhere in the service is calculated from three months of aggregate traffic data.
Daily traffic rankings will sometimes benefit sites with sporadically high traffic, while the three-month traffic ranking benefits sites with consistent traffic over time. Since we feel that consistent traffic is a better indication of a site's value, we've chosen to use the three-month traffic rank to represent the site's overall popularity. We use the daily traffic rank in the Trend graphs because it allows you to see short-term fluctuations in traffic much more clearly.
It is possible for a site's three-month traffic rank to be higher than any single daily rank shown in the Trend graph. On any given day there may be many sites that temporarily shoot up in the rankings. But if a site has consistent traffic performance, it may end up with the best ranking when the traffic data are aggregated into the three-month average. A good analogy is a four-day golf tournament: if a different player comes in first at each match, but you come in second at all four matches, you can end up winning the tournament.

What is Data Normalization?

Alexa's ranking methodology corrects for a large number of potential biases and calculates the ranks accordingly. We normalize based on the geographic location of site visitors. We correct for biases in the demographic distribution of site visitors. We correct for potential biases in the data collected from our Alexa Toolbar to better represent those types of site visitors who might not use an Alexa Toolbar.

How are Movers & Shakers Calculated?

The movers and shakers list is based on changes in average reach (numbers of users). For each site on the net, we compute the average weekly reach and compare it with the average reach during previous weeks. The more significant the change, the higher the site will be on the list. The percent change shown on the Movers & Shakers list is based on the change in reach. It is important to note that the traffic rankings shown on the Movers & Shakers page are weekly traffic rankings; they are not the same as the three-month average traffic rankings shown in the other Alexa services and are not the same as the reach numbers used to generate the list.

Some Important Disclaimers

The traffic data are based on the set of toolbars that use Alexa data, which may not be a representative sample of the global Internet population. To the extent that our sample of users differs from the set of all Internet users, our traffic estimates may over- or under-estimate the actual traffic to any particular site.
In some cases traffic data may also be adversely affected by our "site" definitions. With tens of millions of hosts on the Internet, our automated procedures for determining which hosts are serving the "same" content may be incorrect and/or out-of-date. Similarly, the determinations of domains and home pages may not always be accurate.
Sites with relatively low traffic will not be accurately ranked by Alexa. Alexa's data comes from a large sample of several million Alexa Toolbar users and other traffic data sources; however, the size of the Web and concentration of users on the most popular sites make it difficult to accurately determine the ranking of sites with fewer than 1,000 monthly visitors. Generally, traffic rankings of 100,000 and above should be regarded as not reliable. Conversely, the closer a site gets to #1, the more reliable its traffic ranking becomes.

Multi-Family

Apartment Rentals
The original purpose of the company's formation was for the management of rental, or multi-family, communities. UPA currently represents the owners of 26 apartment communities, over 250 community associations and over 200 rental houses; these properties total over 40,000 units and UPA adds 1,000 units a year to its management portfolio. Our clients frequently comment on UPA's:

1. complete and detailed financial statements;
2. competitive bid procedures;
3. detailed property inspections and knowledge of the property;
4. varied collection practices to keep delinquencies low;
5. quick responses to questions and problems;
6. problem-solving skills.

In the past UPA has taken on the management of several apartment properties in Tidewater which had high delinquency rates and/or financial irregularities. By replacing unproductive and unsuitable employees and by properly budgeting and enforcing tight financial controls, all of these properties are now operating profitably. The apartment properties consistently have lower vacancy rates than they have experienced in past years, and improved cash flow.

Goals
Improvements in cash flow are made, not by skimping on repairs and maintenance, nor by lowering rents to improve occupancy, but by maintaining tight and competitive bidding for supplies and services. We also maintain all rental properties with the use of our full-time maintenance people. The only jobs for which outside companies must be used are those which require some special, infrequent skill or specialized equipment where it is not cost effective for UPA to maintain such infrequently utilized personnel or equipment. Maintenance personnel are certified and equipped to recover and recycle freon in accordance with federal EPA regulations.

Accounting
United Property Associates brings years of professional experience in effective administration of all areas of financial management. Budget projections, establishing operating procedures and maintenance of proper records for audits and tax reports are but a few of the areas of expertise required to provide successful communication with both a community's Owners and its accountant. Our data processing systems are state of the art, with detailed reporting capabilities.

Administrative
United Property Associates offers the leadership and administrative skills necessary for the smooth operation of your property. Because attention to detail and timely execution of paperwork is critical, we customize procedures to ensure satisfactory response to requests, and compliance with the numerous regulations that govern rental property.

Financial
Timely and reliable reporting, stable and efficient bank relationships, and accurate and prompt deposit of funds is basic to good financial management. Further, regular advice on replacement reserve balances and expenditures is a keystone to a property's financial quality and stability.

In addition to the administrative support that each Manager enjoys, there is also great depth of support in the Accounting Department as represented by the chart below. It is apparent, again, through UPA's commitment to excellence that significant resources have been committed to personnel in the accounting function to ensure the greatest accuracy and highest performance in accounting procedures, so that funds are promptly and accurately coded and deposited into the client's bank account, that financial statements are complete, accurate, and provided on a timely basis, and that other financial duties are carried out promptly and professionally.

It is evident from the supervisory process that adequate personnel are available to assist anytime there are problems or unusual circumstances requiring dedicated time in the Accounting Department. The assignment of accounting duties to specialized staff rather than requiring Managers to devote time to accounting routine allows Managers to spend more time managing the community and less time with clerical duties. Of course, this is a plus for the Owner since it allows Managers to be more specialized in their efforts and dedicated to handling the major affairs of the property.

Maintenance
A major element in rental property management is the maintenance and repair of the physical property, not only to preserve and enhance the community's value, but to keep all facilities in the best condition for use by residents and guests. United Property Associates maintains a Vendor List of professional contractors. Fully licensed and insured, they competently expedite any necessary repair or replacement as noted in our regular inspections and as authorized by the Owner. We are proud of our reputation for conscientious maintenance of our client's property and our pro-active policy for any situation that would improve the homeowner's quality of life.

Owner Support
Regular and reliable advice to the Owner, and assistance for proper communication is necessary for a property to function effectively. United Property Associates provides the records, data, and backup support to help carry out its responsibilities to owners.

Organization Leadership
United Property Associates is indeed fortunate to be of sufficient size and breadth to be able to provide outstanding support for its management staff. The flow of support is represented by the chart below. No other management company in Hampton Roads provides such in-depth support, both qualitatively and quantitatively, as does United Property Associates.
Managers have the assistance of Accounting Service Representatives to handle inquiries and questions regarding correspondence to the Management Company, as well as inquiries regarding account balances. The Site and Regional Managers also have, for additional assistance, a Desktop Publishing Specialist whose duties include design, layout and publishing of newsletters.
Regional Property Managers have for their assistance, a Senior Regional Property Manager. In order to attain this position, a manager must have demonstrated five years of leadership and excellence in his/her management duties, and demonstrated a desire and history of leadership as being worthy of a model for others to follow. The Senior Regional Property Manager's position is one of administrative supervision, assistance to other Regional Property Managers and to Site Managers.

This position also imposes upon the Senior Regional Property Manager the need and expectation for providing guidance for the future direction of the company in order to assist in its growth and achievement of excellence for its clients.

The Regional Property Managers report directly to the President of United Property Associates, the founder of the company who has achieved high levels of educational certification from the Community Associations Institute and the National Association of Home Builders. He also holds numerous other educational certifications and diplomas. The President has demonstrated his commitment to the profession through many years of participation and leadership in related professional organizations at the local, state and national level.

No other company in Hampton Roads provides this high level of assistance to its Managers, proven educational and leadership qualities and success as measured by internal growth and service to its client communities.

Communications
Effective and frequent communications between the Owner is essential for effective property management. United Property Associates has the training, procedures and personnel to help carry out these functions.

Philosophy
Property management is approached as a business with a business relationship established and maintained by owners, personnel and property managers. As a company, as a team, and as individuals we always strive to meet our responsibilities and, if necessary, go one step beyond. UPA is a service organization and firmly believe that we have to earn that title every day. Every aspect of our management system whether it is daily bookkeeping, meeting the plumber in the middle of the night, or collecting rent is based on a philosophy of service and we want to be able to extend this service to you.

United Property Associates can significantly improve your property. UPA is not a real estate sales company, and does not solicit sales contracts; UPA is totally and completely in the property management business.

You will find the management fee structure to be competitive. This, along with lower operating costs, will mean greater increases in cash flow for the property's owner.

We look forward to your call, letter, or e-mail to allow us to personally discuss our outstanding service with you.

Thank you for your interest in UPA.
